The 112 room Premiere Inn and Suites in New Haven, CT, was transformed through an equal measure of physical renovation and operating repositioning. As a distressed asset purchase, the property had been under caretaker ownership for sometime and was in operational disarray upon our acquisition. Also, the hotel was very poorly maintained. Undertaking the task to turn the hotel around will not only allow the operating staff to leverage the asset as New Haven's only extended stay hotel but will also provide ownership with a competitive cost basis post construction.
Marriott Residence Inn - Merrimack, NH
The 129 room Marriott Residence Merrimack, NH is an extended stay hotel ideally located to service both the Nashua and Manchester markets. A complete refurbishment program, upon acquisition, propelled the property to the top of its market in both rate and occupancy.
Physically, the hotel's renovation is comprehensive and includes both an exterior and interior refurbishment. The guest experience will be enhanced at all levels including the introduction of such amenities as flat screen televisions and a five-star quality bedding package. In addition the construction program converts the hotel's inventory of 28 penthouse rooms into a two bedroom / two bath suite configuration. These two bedroom / two bath suites will provide management with a unique, value added, product offering.
Operationally, an entirely new management team has been put into place and keeping day-to-day hotel functions running smoothly while the construction is underway. Hotel management has the charge to reintroduce the refurbished property, under its independent masthead, through a direct sales effort. New Haven - home to Yale University and extensive medical / research facilities - has well established extended stay hospitality business generators.
